Hi, everyone! I did not make it to the community meeting, but Mandy Schottenstein did! She posted this note in the Hampton Lake Residents Facebook group and allowed me to repost it here on this site. So here you go….
In a nutshell…Our homeowner Advocate Hector renegotiated a new Comcast contract and as I understand it some of the homeowners will receive a rebate from Comcast. All of the homeowners will be getting upgraded to gigabytes so that’s faster internet speed and the rate goes down a bit and will continue to do so as the additional 200 plus homes are finished. So that was a win for us. The homeowner turnover has been extended for an additional 5 years. That means that we can talk all we want or ask for things all we want, we’re just not going to get any of them. Also, the town hall as I understood it will not be available to Hampton Lakes for purchase until that time. Vanya secured a contract with a new contractor to do the pothole repairs. You may have noticed instead of just filling the holes they’re now taking a larger section out when doing the repair to ensure a longer lasting repair so that’s good-ish. It was brought up by my neighbor about the exorbitant pricing from the Coloosa Grill specific to hosting a children’s party, one of our neighbors was quoted over $300 for a party for 15 kids. I suggested that Vanya ask the Coloosa Grill to put together an affordable children’s menu, she was very receptive to that and said she would follow up and so will I. The irrigation system was brought up, apparently there are homeowners having water pressure issues.I interjected that I’m up and out on the Lanai doing crossword puzzles every night AKA 3:00 in the morning and 7 days a week I hear sprinklers throughout the community it that must have something to do with it. Rob the liaison for the builders said he would check into it and determine if it was an issue., even though he had just been told it was. Rob, in his typical condescending manner stated there were options. One being HE could shut the system down except for two days a week or HE could turn things over to Lee County and they in turn could lock homeowners boxes and remove control of their irrigation, Rob is good with the not so veiled threats, he is also extremely dismissive with (I’ll check into it) I brought up the street parking issue and if they’re not going to monitor, send or affix a letter to habitual violators or tow, they should take down the towing sign at the main gate, it’s insulting. I also asked to add the parking ordinance to the Weekly Newsletter where they always remind people not to park in the circle for more than 10 minutes, like parking in the circle is a big deal or even a safety issue. Hector our advocate got a bid from the gate people for monitoring the neighborhood and Towing to the tune of $100,000 a year that went over like a fart in church, I immediately said I would do it for $50,000 a year![]()

Of course heating of the pool was discussed, we were told ONE bid of $400,000.00 was obtained with no plan to get others or move forward. With that said, my neighbors said if we’re not going to heat the pool there should be additional amenities added so we can use the space, possible a brand new indoor pool table (must be of a certain age to use) and outdoor multiple TVs We were told there was no room inside for a pool table, if that is true. I interjected that they should figure out some type of weather protective screening around the area outside . All in all my neighbors point was there’s a whole area we could be utilizing when we can’t swim in our frigid cold pool and we should have other options for watching sports and playing pool and so on. The construction area or lack thereof by the firehouse was discussed Pointing out the huge mounds of dirt and overgrown foliage, they’re definitely an eyesore and it could affect our property values. Rob told us HE had already taken care of it and didn’t know anything about huge mounds of dirt but he”d look into it. Oh, back to Comcast with a $200 per household rebate which will go into our Hampton Lakes rainy day fund so it will add a additional hundred and some thousand so we’ll have over $300,000 in our rainy day fund and that’s for miscellaneous expenses. What else…
Lack of lighting in the parking area at the amenity Center and lighting for the kids waiting for the bus in the morning.
Our neighbor asked about vending machines at the amenity Center which was a big no. Vanya informed us that a new contract had been drafted between the Coloosa Grill and the Developer/Amenity Center which is at least another 5 years. Unfortunately we were not given any notice or option to present different vendors to take over the Coloosa Grill, I interjected that nepotism must have played a roll. Vanya did say she would reach out to the developer about upgrading all of the equipment and opening some type of concession at the amenity center. Someone asked how many homes total until completion. We have approximately 950 and 1200 is the completion number, ish so do the math. With that said there was quite a bit of concern with adding the additional homes and the occupancy of 250 at the amenities center and pool how could the amenity Center accommodate the new residents. To wit Rob presented a hypothetical possibility that there may be an additional Town Hall in the works but again it was only a hypothetical he wouldn’t actually give an answer aka the truth. I also brought up the fact that some of the pool furniture was in disrepair and a safety hazard, not enough umbrellas or loungers.
I think that’s about it I’ll double check my notes and if there’s anything I forgot I will post it. Please know that there were two meetings, one for the amenity center and the other for Hampton Lakes. I have reported in order of subjects/questions/comments were presented, not all homeowners stayed on topic, hence my jumbled recounting of the meeting. So, don’t judge me ![]()

I forgot to ask about Zooming the meeting so more people could “attend” in a way. I’ve emailed Vanya and perhaps you should too. However, I’m thinking the next meeting will not be until the end of the first quarter next year. That’s all
