Pool Heating documents from March of 2022.

Back in 2022 the developer was installing the new pool in River Hall with the Bunker Bar. The developer paid for it. The developer could have paid for heating the Amenity Center pool, but instead made us use HOA funds. This meant we had to get homeowners votes to do it. We took a preliminary vote and it passed in Hampton Lakes by a good majority and it also passed in River Hall but with a narrow margin. At the time it was going to cost around $200 per household to install and it was estimated to add an additional $15 per quarter per household to heat the pool. I presented this to the board (which I was on at the time), but a question from the audience was “how do we know we’re not going to pay for it again at turnover?”. The developer representative said he would talk to the lawyers and at the next meeting he announced that the lawyers had nixed the plan! Why the developer didn’t just use his funds at this point is beyond me. It was less than $100K. We had a firm commitment from the CES pool people to do the installation. The only thing that was not finalized in writing was the commitment from the gas company to run a gas line from Cascades to the pool. We did get a verbal commitment. The developer rep said it wasn’t a turnkey solution. It got as far as 3 homeowners could get it that didn’t have any construction experience. It was killed by the lawyers anyway. If the developer had wanted to do it, it would have gotten done. They just didn’t want to do it. Good luck to the new team! Hope these documents help! But don’t forget, you have to get a majority of the home owners in River Hall to agree to it. It was close back then, but now they have their own pool. Again, good luck!
